Grand Venetian Condo Regime!! 1st, September, 2010

Over the last couple of years, there have been many rumors going around regarding Grand Venetian, by Bay View Grand. Some of these rumors are that Grand Venetian does not have the proper building permits to build 27 stories. The buildings are too close to the beach. One of the buildings is leaning or tilted. The developer is going broke. The third tower is going to be a hotel, time share, or fractional ownership. The Villas will never be built and the owners of the three towers would have to buy the lot from the developer. There is going to be a shopping mall built by the main avenue. These are some of the rumors going around regarding the GRAND VENETIAN, in Puerto Vallarta, Jalisco, Mexico.

The reality is that Grand Venetian now has a condo regime. This means that all present owners can get a title, or bank trust in the case of foreigners. Now that there is an existing condominium regime, the Grand Venetian qualifies for mortgages. Yes, mortgages are available to foreigners, with terms of 25 to 30 years. Grand Venetian is sticking to the original Master Plan. The entire development, will only be sold as full time ownership (NO TIME SHARE AND/OR FRACTIONAL).

The third tower (3000) is now 22 stories high. Grand Venetian is going to deliver this tower starting in July of 2011. Tower 3000 is a priority to the developer. Once tower 3000 has finished construction and delivery, the Villas are going to be built next. The current lakes and canals are going to be re-done. These waterways are actually going to be water mirrors. Meaning they will hold very little water, but still look like the real thing (deep canals), Venice is still the inspiration. Also, this will save lots of money in Maintenance costs to the owners.

Grand Venetian has the best prices, on Luxury Beachfront full time ownership condominiums in the Entire Bay. Also, one of the best locations in the Hotel Zone. A short ten minute bus ride, and you will be at the Famous Malecon. The amenities are still some of the best. Infinity Pools, Jacuzzis, state of the art gym, world class spa, snack bar-Restaurant where you can get anything from a salad to a fish fillet or shrimp cooked in different ways, entertainment room (theater), and game room.
